BUYING A HOME

The process of buying a home, especially for the first time, can feel a bit overwhelming. My goal as your realtor is to make your home-buying experience as stress-free as possible. I will guide you through all of the steps from start to finish and will be available to you in person, via email or over the phone every day until the deal is closed. Here is what you can expect:

Getting Loan Approval

One of the initial steps in buying a home is getting comfortable with a loan officer. I will provide you with a list of local lenders for you to choose from. Once you decide who the best person is for you, that loan officer will review your financial profile and help you determine how much you can afford to spend on a house. Mortgage companies make decisions based on your credit history. Should you have any credit problems, a loan officer can also make

suggestions about how you can clear them up.

The next step is getting together with me to discuss the details of the location, style and size of your future home. Here I will ask you key questions to help you refine your search, such as number of bed/bathrooms, whether or not you need a garage and other pertinent questions. Start this process today by writing down what is important to you in a home

Finding a Home

Once I have received word from your lender that you've been approved for a loan and discussed the type of home you want, the fun begins. I will give you an initial list of listings that I feel meet all of your requirements. These listings can be emailed directly to you or given to you in person. If any of them look appealing to you drive by them, if they seem like a

potential winner then we can schedule a time to see it. Sometimes listings require a 24 hour notice to get inside and others are vacant and can be seen anytime. I will then put you on an automatic email search that will send you listings (specific to your location and price) as soon as they become available.

Making an Offer

Once you identify the property that will best meet your needs, I will verify that the price is appropriate for the market by providing you with comparable sales in the last 6-12 months specific to the area where the home is located. Following this, I will write up an offer, making sure that you have considered all aspects of the contract before entering into a

negotiation with the Seller. I will help you propose realistic timeframes for making inspection, obtaining the loan and closing the sale, among many other considerations. From this point on I will walk you through all the steps to assuring that the transaction goes smoothly and provide with clear guidance on any negotiating that might need to be addressed.

Closing the Deal

And lastly I will attend the closing with you to make sure the settlement statement is correct, answer any questions and congratulate you on the purchase of your new home.
